Having spent 25 years building his experience at the top end of the commercial and residential property markets, Malcolm Lea focused all of his efforts into his company Greenside Property Ventures, which is dedicated to creating luxury homes, both in the UK and the Mediterranean.
Current projects include a development of 20 contemporary residences in Cap Falcó, Mallorca, and the ongoing redesign of a 200-year old Mallorcan finca in the nearby mountains.
Lea has seen the desire among clients to not only buy abroad, but also to have a greater say in the design of their properties. Expectations have grown rapidly, and he realises the importance personalisation, whether the property being purchased is completed or bought off-plan.
“Buying off-plan in Spain is not how it was in the old days, when it acquired a bad reputation. The market has changed and it is now seen as a premium service, which allows a buyer to be involved in the design process much more,” remarks Lea.
There are many design elements that a purchaser can choose to guide, but whatever their chosen level of involvement they can have confidence that the project is underpinned by expertise in the creative and practical phases of a project that help to give a property enduring added value.
“We recognise that our clients know much more about design, so their input is important in deciding the use of extra rooms or the choice of high-end features in the kitchen, for instance. We focus on durable design. Good quality is timeless, and that comes from attention to detail and from staying in close contact with our suppliers to anticipate what is around the corner in terms of interior design,” notes Lea.
His intention is to provide the right kind of balance between personalisation and practicality.

A personal service for purchasers
Each buyer will have different needs and intentions that define their ideal property, so Lea has ensured that Greenside offers its clients the appropriate level of flexibility and care from the design phase through to its after-sales service.
The first step is to discuss how a property will be used. Often purchasers from the UK and Germany, who constitute many of Greenside’s clients, are buying a property abroad that will be used by many generations of their family, so must suit the old and young alike. Furthermore, many clients may see the property as a place from which to run a business. Thus, many of Lea’s developments include separate guest buildings as accommodation to suit teenagers or grandparents, or as office space.
This level of personalisation goes hand in hand with personal service. Greenside design properties, can fit them out with furniture if required, and provides a valuable after-sales service.
“These ventures are about people, so I am personally involved in every deal, along with my creative director. We ensure that each property is designed precisely to suit how it will be used. We recognise that a purchase abroad may not seem simple, so we advise with all stages of the process. After the sale is complete, we can still advise on the ownership and running of the home, which especially important for occasional use properties,” comments Lea.
While Lea does not claim to offer bespoke homes, he knows that Greenside’s value added services have similar appeal.
